Foreigners Buying a Condo or Leasing Land in Thailand: Limits and Documents

Foreigners generally cannot own land in Thailand but may own condominium units in their own name, within the building's foreign quota (no more than 49% of total unit area), paying with funds brought in from abroad and documented by the bank. The alternative is a long lease registered at the land office. Have a lawyer check the contract and title first; we refer that to our affiliated lawyers and handle translation and certification ourselves.
We do not publish company service prices. Ask our team for a case-specific quotation; official fees remain those announced by the authority on the filing date.
Check before paying a deposit
Most problems start before transfer day.
- Is the unit within the foreign quota?
- Remittance from abroad states the purpose and the bank issues a certificate
- Names on the contract match your passport
- Leases over three years must be registered to be enforceable for the full term
Documents often needing translation or certification
A power of attorney if you cannot attend the land office (from abroad, often signed at a Thai embassy), affidavits on name or status, and a translated marriage certificate when buying with a spouse.
Accounting, tax and lawyer work is handled by THAILAW (thailaw-accounting.co.th), our affiliated firm. Global Visa Service handles visas, work permits, translation and document certification, so you have one point of contact with the right specialist on each part.
How we work, step by step

Questions we are asked most
Can I buy a house and land through a company?
Using a company to hold land for a foreigner carries serious legal risk. Consult a lawyer first.
Does buying a condo give me a visa?
Not automatically. Look at other routes such as LTR or Thailand Privilege.
Do you publish prices or guarantee the outcome?
No. We quote after looking at your documents and situation, and every decision is made by the Thai authority concerned. We will tell you plainly when we think a plan is weak.
